Park Policies
Royal View is a peaceful, age restricted adult-only community. All guests entering our property must be over the age of 35. These policies help us maintain the quiet, respectful environment every guest deserves. Questions? Call us before you arrive.
Adult-only community (35+). All guests and visitors must be 35 years of age or older. No exceptions.
General RV Park Guidelines
- All reservations require all guests to be over the age of 35 — we are an adult-only RV Park.
- All guests and visitors must register with the office and obey all RV Park policies.
- If you cannot arrive before office closing, prior arrangements must be made — otherwise you will wait until 8:00 AM when the office opens. No credit or refund for failure to notify us of a late arrival.
- We understand emergencies and breakdowns happen — please notify us and we will work with you.
- Early check-in may be available for a small charge not to exceed $10, if the site is available. Check-ins prior to 11:00 AM will be charged for the previous night.
- To extend your stay, notify the office before 10:00 AM. Late departures after 11:00 AM are charged $10/hour (or portion thereof) until 1:00 PM, then a full day rate applies.
- A free parking area is available to avoid late-departure fees.
- Valid ID and credit card required upon registration.
- Good Sam discounts honored for valid members — we will verify before arrival and adjust if necessary.
- RVs 28' and over will be assigned sites with both 30- and 50-amp electrical service available.
- One RV plus one vehicle per RV site. We have an overflow site if needed.
- RVs must be self-contained and fully functioning if our bathrooms/showers are not open.
- To be classified as an RV you must have electric, water, and sewer connections attached to the vehicle.
- No SUVs, cars, minivans, cargo trailers, homemade campers, or refurbished school buses permitted as sleeping quarters.
- Horse trailers with a certified living area are permitted. Livestock area must be clean and free of animal byproduct and odor.
- No washing of RVs or vehicles on property. Windshields may be cleaned with a bucket and sponge only. $50 fine if caught washing a vehicle. No off-site vendors permitted.
- Maximum of 5 people registered per RV site; all guests must be 35 years of age or older.
- Oil changes or major vehicle repairs are not permitted on site. Mobile repair services must check in with the office prior to working on our property.
- Sewer hoses require 90° elbows and tight-fitting connections per Fremont County & Colorado codes.
Vehicles & parking
- One RV plus one vehicle per RV site; one vehicle per Glamping or Cabin site
- Overflow parking available for additional vehicles
- Speed limit is 5 mph throughout the entire park — if it seems too slow, you are probably within the limit
- No riding of dirt bikes, motor scooters, Segways, electric carts, or ATVs on campground property
- No operation of any vehicle by a person without a valid driver's license
- No flying or operation of drones on or over campground property
Pets
- 2 pets permitted free per RV site. 1 additional pet permitted for $8 per day.
- All owners must keep pets on a maximum 6' leash at all times while in the RV Park.
- Pet owners must pick up pet waste. Minimum $25 fee if reported or viewed on surveillance cameras.
- When at the dog park, you must stay with your pet at all times.
- No pets are to remain unattended outside. If leaving a pet indoors, please close blinds and turn on a radio or TV to distract them. No excessive barking.
- Aggressive pets are not permitted. Certain breeds are not allowed: Pit Bull, Doberman, Rottweiler, or mixes of these breeds.
- No tying pets to signs or trees. Hook their leash to your RV if necessary.
- Pet fencing or kennels outside of RV or campsite limited to 3'×4'. Fence must be tight to the RV.
- Pets must be current on all vaccines.
- No pets permitted in Glamping Tents, Cabins, Pool, Bathrooms, Meeting Room, or Clubhouse Building.
- Bad manners or disregard for pet policies will result in being asked to leave without a refund.
- Service Animals: Service animals must be leashed and with their handler at all times.
- A comfort/emotional support pet is not a service animal and is not allowed in Glamping Tents, Cabins, Pool Area, Office Building, or Bathrooms.
- Certified service animals are allowed in Glamping Tents and Cabins, but a fee will be assessed for any damage or excessive cleaning required — minimum charge of $50.
- If a service animal is off-leash, approaches, sniffs, or is aggressive toward other people or pets, it will not be considered a service animal.
- Fraudulently representing a pet as a service animal to gain entry to a Glamping Tent, Cabin, or to bring a restricted breed into the resort will result in immediate removal with no refund.
Quiet hours & conduct
- Quiet hours: 10:00 PM – 7:00 AM daily
- No outside speakers, car radios, or loud music at any time — sound travels, please respect your neighbors
- All guests and visitors must be over the age of 35 and pay an $8 per person daily visitor fee
- All visitors must exit the RV Park by 9:00 PM
- Registered campers are responsible for their guests and ensuring they register with the office and obey all park policies
- Please respect the privacy of your neighbors — do not walk across occupied sites
Fires & outdoor rules
- All RV sites, Glamping tent sites, and Cabins have fire rings and picnic tables
- All campfires must be extinguished by midnight; socializing must move inside after midnight
- Fire bans imposed by County, State, and Local authorities will be strictly adhered to
- No solid-sided tents permitted. Shade/bug structures must be see-through with a maximum footprint of 144 sq. ft.
- Do not tie anything to our trees — no hammocks, lights, pets, or awnings
- No clotheslines or hanging laundry — laundry facilities with dryers are available on property
- Firearms, fireworks (including bows and BB guns) are not permitted in the RV Park
Swimming pool & hot tub
- No lifeguard on duty — swim at your own risk. Use safety and the buddy system.
- Pool opens at 9:00 AM and closes at 7:00 PM. Hot tub opens at 9:00 AM and closes at 10:00 PM.
- Proper swimming attire required at all times.
- No diving, flips, acrobatics, cartwheels, or handstands into the pool.
- No running in the pool or hot tub area.
- No alcohol or glass containers permitted in the pool or hot tub area.
- Pool and hot tub will close immediately upon adverse weather conditions or lightning. Reopening will occur no sooner than 30 minutes after closing.
- Violators will forfeit pool privileges for the remainder of their stay.
Rates & occupancy
- All rates are based upon 2 people. Maximum occupancy per site varies by site type — ask before reserving.
- We truck all of our potable water. No washing of RVs or vehicles on property. Please report any leaks to the office.
- Restrooms and showers are for the exclusive use of registered and paying guests
- We reserve the right to refuse service to anyone
